spices etc., the ever green tropical forests all these and much
more help in projecting a beautiful picture to the tourists who
come here for a breath of fresh air and natural feel. Kerala is
God's own country where Ayurveda is practised in its purest form.

Location The location of the proposed
resort site is a free- hold, lush green property of around 5 acres
lying on the western bank of Vellayani Lake, in Thiruvananthapuram
District, the Capital city of Kerala. Thiruvananthapuram (earlier
known as Trivandrum) was once part of the Travancore-Kochi princely
state ruled by the erstwhile Travancore Maharajas.
The resort site is situated in Sy.nos 2241, 2242 of Vellayani Village in Thiruvananthapuram District.
Access: The Resort is easily accessible by road as it is situated just 4 km off the National Highway no.47; the highway starting at Salem in Tamilnadu and ending at Kanyakumari.
The resort is only 12 km from the Main Central Railway station and
8km from the International Airport of Thiruvananthapuram, the capital
of Kerala. It is hardly 5 km. from Kovalam Beach.
Other Tourist interest: Other than providing
a world-class resort and medical facilities, there are many other
places of tourist interest like beaches, sanctuaries and ancient
temple towns around. Interesting leisure activities like canoeing
in the back waters in the proximity of the resort is an added attraction.
A complete tourist package will evoke further interest and makes
good business sense.
The Project Facilities:
Santigram Ayurvedic and Spiritual Resorts will be a complete Yoga cum Treatment center, built in traditional Kerala style, with serenity and ambience of a world-class resort and services and facilities of a 5 star hotel. The buildings are being designed keeping in mind the traditional design concepts of Nalukettu, which have an open courtyard and verandahs to give light and maintain comfortable temperature.
The main aim is to provide a vacation to both domestic and foreign tourists through rejuvenation of body, mind and soul.
Santigram will consist of 25 cottages, laid out in blocks as single cottages, two in one cottages and four in one cottages. It will also consist of a treatment and administrative block, Restaurant block, Meditation and Yoga center, Swimming pool. All guest amenities and fixtures will be provided to the guest. The reception, waiting area, treatment and administrative block as well as the guest cottages will house the best fixtures and modern comforts like Internet access amidst traditional décor and ambience. The services blocks will include House-Keeping block, Generator cum electrical room, The treatment wing will be fully equipped with facilities and experienced therapists always at hand.
A separate medicinal plant garden by the side of the treatment block where rare species of herbs can be grown will add to the landscape.
The total layout and space for future expansion are made in such a way as to restrict every built up area with in the available land to reduce the expenses for the landfill that are major expenditure in the land development. The boundary of the lake will be of dry rubblework and can be left open to get unobstructed view to the expanse of the lake.
The Project Progress: The project has an implementation period of Eighteen months. The earth filling and other land developmental activities are in progress. Adequate arrangements are being made for the overall execution of the project, including technical and financial management.
The Central Department of Tourism has already approved the project under "Spiritual & Ayurvedic Resort" category. Statutory registrations like Sales Tax, Luxury Tax and applications for telephone, electricity etc. have already been submitted.
Besides being a financially viable project, the "SANTHIGRAM AYURVEDIC & SPIRITUAL RESORTS” has to its credit, the fact that it is eco-friendly. The resort does not pose any threat to the surroundings since nothing artificial is generated nor left behind by it. The buildings will be structured so as to preserve the ancient heritage of India, using materials that are easily and locally available. There will be no pollution of either the surroundings or the lake, since flames will consume all waste. In fact one of the main concerns of the promoters is to preserve the tranquil atmosphere of the place. The functioning of such an enterprise in this otherwise sleepy area will benefit the local people both directly and indirectly. The resort will provide direct employment to 67 people and indirect employment to many. Many other ancillary businesses will benefit due to this project. As more and more people arrive here to discover the rare and enchanting beauty, the sleepy little village of Vellayani will be forced to shed behind its laziness and enter the faster modern world outside.
A detailed evaluation of the project thus reveals that the advantages are many and the disadvantages are nil. Therefore we have no hesitation in concluding that this project will be a highly successful one.
Range of Investment
SANTHIGRAM AYURVEDIC & SPIRITUAL RESORTS planned near Thiruvananthapuram is expected to have a total outlay of Rs. 80 million. Considering the need for such a project in this region as explained earlier in this brochure, the resort is expected to have an occupancy of 60% in the first year, 70% in the second year and 80% from the third year onwards by conservative estimates.
The project is planned with major level of equity participation as against costly loans. Only 50 % of the project cost is by financial institution with a debt equity ratio 1:1. This loan component is likely to be downsized further. This would increase the share-holders’ return on investment and consequently their wealth.
The more open and greatly improved economic conditions in India, and also the return that the project can earn for the investors, the promoters plan to issue a major portion of the Share Capital to Non-Resident Indians and Foreign Investors.
Investment Offer
Investment is expected to be a minimum of Rs.1 million (US$ 25000) per investor. Investors investing upward of Rs. 2.5 million(US$ 62500) will be offered directorship of the company with ensuing benefits, which are many.
Investors or their nominees can avail free accommodation along with all other facilities(except food) for 4 weeks per year.
